Hotel Renovation in Antalya

Hotel refurbishment planned around the season and delivered on the date.

There is one absolute constraint in a hotel refurbishment: the opening date. In Antalya the season calendar is fixed, and a refurbishment that does not fit the planned window means cancelled bookings. That is why we plan hotel work backwards from the completion date; the items on the critical path and the material supply chain are marked from the very start.

The second decisive matter is the effect of scale. A mistake made in one room is repeated as many times as there are rooms. The only way to remove that risk is to complete one prototype room from start to finish and obtain the operator's approval before moving to series work.

The third is the technical infrastructure. In hotels the real risk lies not inside the rooms but in the shared systems that serve them all: riser pipework, board capacity, air conditioning and escape routes. Refreshing the look of the rooms without accounting for those systems leads to problems that surface in the middle of the season.

Hotel Renovation: What the Service Covers

The following items are included as standard in our Hotel Renovation service. Every item is listed separately in the quotation prepared after the site visit; nothing is left vague about what is and is not included.

  • Condition assessment and technical infrastructure review
  • Programme and block planning around the season calendar
  • Prototype room and the approval process
  • Complete room refurbishment: floors, walls, bathroom, furniture
  • Lobby, reception and public area refurbishment
  • Restaurant, bar and service areas
  • Corridors, escape routes and wayfinding
  • Electrical, sanitary and air conditioning renewal
  • Preserving fire safety and regulatory compliance
  • Block-by-block commissioning and handover

Hotel Renovation: How We Work

  1. Condition assessment: Room types, public areas and the technical infrastructure are surveyed. Riser pipework, board capacity and the state of the air conditioning system are assessed separately, and essential items are separated from optional ones.
  2. Programme: A block plan is drawn backwards from the opening date. Work on the critical path and materials with long lead times are identified; ordering decisions are taken at the start.
  3. Prototype room: One room is completed end to end. Materials, workmanship, socket positions and the practicality of the bathroom layout for the housekeeping team are reviewed and approved by the operator. Revisions happen at this stage.
  4. Series execution: Blocks are completed in sequence to the approved prototype. Each block is inspected on completion; if a recurring defect appears it is corrected before the next block.
  5. Public areas: The lobby, restaurant and service areas are usually completed with the largest team and towards the end of the programme; these are the areas that most define the guest's impression.
  6. Commissioning and handover: Blocks are handed to the operator in working condition. Snagging lists are closed block by block and equipment documents and guarantees are handed over.

Hotel Renovation: Conditions Specific to Antalya

The particular rhythm of hospitality in Antalya, and local environmental conditions, drive refurbishment decisions directly.

Season intensity and wear

In Antalya hotels, use concentrates heavily into part of the year. That shifts material selection away from resistance to daily wear and towards resistance to intense, continuous use. Corridor floors, room doors and bathroom taps should be specified accordingly.

Salt air and external fittings

In properties close to the sea, corrosion accelerates markedly on external railings, balcony door mechanisms and air conditioning outdoor units. Stainless grades and suitable coatings at those points prevent repairs recurring in later seasons.

Hard water and pipework

High water hardness accelerates limescale on room taps and shower heads. Across hundreds of rooms that becomes a permanent maintenance burden. A central water softening solution is more effective than room-by-room measures and should be considered during the refurbishment.

Humidity and ventilation

High humidity increases the risk of mould in room bathrooms and enclosed public areas. The cleanliness and capacity of the ventilation ducts is an item that needs checking within the refurbishment scope; new surfaces do not last long with old ventilation.

Hotel Renovation: Common Mistakes

These are the decisions we meet most often on site and the hardest ones to put right afterwards. We go through all of them during the site visit.

  • Moving to series work without a prototype room. In a hotel a mistake does not appear once, it appears in series. A socket position problem that would be spotted in a prototype is repeated in every room if there is no prototype, and correcting it means rewriting the project.
  • Not accounting for the shared infrastructure. If the riser pipework and board capacity stay the same while the room bathrooms are renewed, the system may not carry the new tap flow rates and the increased electrical load. The problem surfaces in the middle of the season.
  • Narrowing the escape route. Changing the corridor layout, adding decorative elements or altering door swings can affect escape route widths. This puts the operating licence directly at risk and must be checked at design stage.
  • Ignoring cleaning and operational practice. A detail that looks attractive but creates daily extra work for housekeeping becomes a burden on the operation. Having the prototype room reviewed by the housekeeping team catches that kind of problem early.
  • Ordering long-lead items late. Bespoke furniture, imported hardware and large textile orders sit on the critical path. Once the decision on those items is deferred, the pace on site no longer matters.

Hotel Renovation: Material and Detail Notes

There is no single right answer in material decisions; every option has a strong and a weak side. Below we summarise those differences in terms of real use rather than marketing language.

Room flooring

Carpet tiles are advantageous for sound absorption and comfort, and a damaged tile can be replaced individually. LVT is easy to clean and resistant to moisture, and is preferred in corridors and at wet room thresholds. The choice should be assessed together with the daily workload of the housekeeping team.

Room bathroom

In hotel bathrooms it is ease of maintenance, rather than aesthetics, that decides. Large-format surfaces with few grout lines, shower heads that unscrew easily for cleaning and taps with durable cartridges reduce the fault calls that recur through the season.

Furniture and hardware

In hotel furniture the fastest wearing points are the edge banding, the corners and the drawer runners. Quality at those details matters more than the carcass material. Planning socket and USB charging points around the bed and desk positions also affects guest satisfaction directly.

Hotel Renovation: Engineering Note

In hotel projects the technical risk lies in the shared infrastructure rather than in the rooms. When a large number of room bathrooms are renewed while the riser pipework and the main drainage capacity remain unchanged, the system may not carry the new tap flow rates, and the pressure imbalance shows itself on the upper floors. In the same way, when the electrical load per room rises — air conditioning, minibar, charging points — the existing board falls short. That is why, at the survey stage, we measure the main riser diameter, the board capacity and the condition of the air conditioning system alongside the room count. The third critical heading is fire safety: the refurbishment must not adversely affect escape route widths, wayfinding signage or the function of fire doors. We check these at design stage, because an incompatibility that emerges after the work is not only a technical problem but a licensing one.

Hotel Renovation: Pre-Handover Checklist

Every item below is checked before handover and the results are shared with you. If one item is outstanding, we do not hand over.

  • Prototype room approved by the operator and the housekeeping team
  • Riser pipework and board capacity suitable for the new load
  • Waterproofing and pressure tests complete in the room bathrooms
  • Escape route widths and wayfinding signage preserved
  • Fire doors and their closing mechanisms working
  • Air conditioning and ventilation tested in every block
  • Room sockets, lighting and low-voltage points working
  • Snagging list closed and handover made block by block

Hotel Renovation: Frequently Asked Questions

Can the refurbishment be done while the hotel is open?

Partly. Working block by block allows refurbishment in closed sections while other blocks continue to trade. However, noisy work such as breaking out and drilling is incompatible with guest comfort and requires time restrictions. Refurbishing public areas is the hardest of all with the hotel open, because it cuts guest circulation directly. Where possible we recommend using the window between seasons.

Why is a prototype room compulsory?

Because in a hotel a mistake appears in series rather than singly. The prototype room shows how the material looks in real light, whether the socket positions suit the luggage and bed arrangement, and how practical the bathroom layout is for the cleaning team. A revision made at that stage is easily absorbed; the same revision after series work has begun means reconstructing the project.

What do you do if the whole scope will not fit the planned window?

We prioritise. The items the guest touches directly — room bathroom, bed area, the first-impression line in the lobby — go first; technical improvements and back-of-house areas are deferred to the next window. Planning that from the outset is far healthier than entering the season with a half-finished refurbishment. The order of priority is set together with the operator.

Is fire and escape route regulation part of the scope?

Making sure the refurbishment does not adversely affect escape route widths, wayfinding signage and fire doors is our responsibility and is checked at design stage. Approval of the fire strategy for the hotel as a whole, and the official permits, are a separate process run by the operator with the project author and the relevant authorities; we work in coordination with that process.

If the room types differ, does each one need its own prototype?

A separate prototype is advisable for every room type whose layout differs markedly — a standard room and a suite cannot be treated as the same. Where rooms differ only in size but share a layout, one prototype may be enough. The decision depends on how far the types diverge and is settled at planning stage.

Can you preserve the hotel's existing equipment?

Yes. The removal, labelling, storage and reinstallation of furniture, textiles and technical equipment that will be reused can be brought into scope. This item is defined separately in the contract because it requires storage space and carries transport responsibility. Which equipment is retained is usually decided at the prototype room stage, where it becomes clear how it sits alongside the new scheme.
